Borrow Intelligently as Much as You can

During a recent seminar, I challenged all the participants that each one of them must have a goal of having at least RM5 million in bank borrowings for property investments, provided the returns are higher than the borrowing costs. Many participants almost fell off their seats, as it was a little difficult for many of them to comprehend such a figure. Most of them never had any sort of goal as to how much money they should aim to borrow.

Let me explain why you should be an intelligent borrower and aim to borrow as much as you can:

1. You can Leverage and get Rich using the bank’s money and less of your own. The key advantage properties have over other investments such as mutual funds is that you can easily borrow up to 90 per cent of your purchase price. With only RM10,000, you can purchase a property worth RM100,000.

If prices were to increase by 10 per cent, your property is now worth RM110,000. Against your original cash outlay of RM10,000, this is a 100 per cent gross rate of return! Instead, if you had invested RM10,000 in a mutual fund and if prices were to go up by 10 per cent, you would have only made RM1,000.

Do bear in mind that Leverage is a Double Edged Sword. If prices were to drop by 10 per cent, your loss on the property would be 100 per cent. Compare this against a loss of only 10 per cent in mutual funds. Hence, you really need to be an intelligent investor as well as careful borrower.

2. Even if you have RM100,000 cash and can afford to purchase the property without any loans, it’s still advisable to borrow money. Reasons being:

a) All important documents such as the title, etc are kept by the bank. If you were to keep the documents on your own and were to lose or misplace them for any reason, it will be a cumbersome process to get a duplicate copy. In case you need to sell, the certified duplicate copies may not be recognised by your buyer’s bank.

Some years ago, a student at my seminar had purchased a shop lot in Sungai Wang and he was sharing with us the problem he faced. Since the individual titles have still not been issued after more than 25 years, owners are required to keep original copies of all Sales and Purchase agreements (SPA) from the developer all the way to the present owner.

It so happened that for the shop he purchased, there were at least seven changes of ownership in the last 25 years and one of the original SPA was lost. Even with a certified true copy of the missing SPA, the buyer’s bank refused to release the loan as the documentation was considered to be incomplete. My student was very lucky to get all his deposits back in this case.

b) When you borrow 90 per cent of the purchase price, you are transferring 90 per cent of the risks to the bank. Many savvy rich overseas investors who invest in Malaysian properties prefer to take bank loans from the local banks even if they don’t need to borrow. The reason they do so is that in a worst case scenario (e.g. developer going bust, country in political turmoil, etc), their loss is only limited to the down-payment of 10 to 20 per cent instead of 100 per cent if they had not taken any bank loans.

3. Suppose you are paying RM1,000 every month for your fixed term loan for the next 25 years. Due to inflation, the purchasing of RM1,000 per month today and RM1,000 per month in the future will be vastly different. If RM1,000 today can purchase 1,000 lollipops, 25 years later the same RM1,000 can probably purchase 300 lollipops less.

4. Since Your Net Worth = Assets – Liabilities, with properties, you get to enjoy double benefits. Your asset value increases over time thanks to inflation, while your loans are gradually being reduced by your hard-working “employees” or tenants. With other asset types, you only get to enjoy the appreciation aspect only. Even then, part of the return is constantly being eroded by inflation. Inflation works for you in property investments whereas it works against you for other investment vehicles.

5. Let’s assume you have total borrowings of RM1,000,000 spread over the next 25 years at seven per cent per annum. Your yearly instalment RM85,811* (monthly = RM7,150/month) is being covered by the rental income. See the table below for more details

*Note: Formula in Microsoft Excel is “=-PMT(0.07,25,1000000)”

At the end of Year 1, your loan has reduced by RM15,811 which equates to RM1,317 per month. Frankly, it is nothing to really get excited over. Let’s analyse the numbers at five yearly intervals. See the table below:

In a worst case scenario where property prices remain unchanged, your Net Worth is increasing passively, thanks solely to the reduction in your outstanding loan. Over 25 years, you will be getting richer by RM3,336 per month if your total borrowing is RM1 million.

What if your total borrowings are RM5 million as per my challenge, which I feel is achievable? All the numbers above are multiplied by a factor of five. Over the next 25 years, your net worth will be increasing by RM16,680 (i.e. RM3,336 x 5) per month in a worst case scenario where property prices do not increase!

If you factor in a modest price increase of five per cent per annum, your net worth could easily be increasing passively at double the above figures. Some of my more aggressive students have even set personal borrowing targets of RM10 million. When they hit their borrowing limits in Malaysia, they start investing overseas in countries like Singapore, Australia and others as their borrowings there begin at zero.

With the right knowledge and the right properties in good locations, it’s not too difficult to set up an autopilot investment vehicle that increases your net worth passively every month. In fact, the more you borrow intelligently, the richer you get!

These are your typical aspirations that prompt the inner entrepreneur in all of us. The very thought of finally starting a business that you fully own is an exciting one. All of us would at least have been bitten by the entrepreneurial bug sometime in our lives.

Before we get caught up in any form of idea hatching and exhaustive planning, one should always know and anticipate that, in most cases, plans and ideas can evolve or change entirely after the start of business. This article will serve as a guide to help prompt the questions which you should ask yourself as an entrepreneur starting a brand new business.

WHAT’S IN IT WITH YOU?

But the most important thing that must be answered first is whether you yourself are prepared to become an entrepreneur in the first place. Many times before people have gone out of their whims to develop a business that they can call their own; only to later then find out that they are not able, or not knowledgeable enough to perform in their chosen industry. Here are a few things that you should sort out with YOURSELF first before diving head-on into the business market.

Learn More about Yourself First

So you want to do business. But the burning question is – what are you going to do? Finding the perfect idea may not be the best idea at all. As we look for the perfect idea for a business, we may just end up missing the opportunities all together. To find out a better sense of how, where, and what your business path is to take; you will most probably end up going back to the very things that you like to do. Don’t worry about what it is in the beginning; it is basically the right thing to do as a start.

Passion is what will fuel you for the rest of your business’ life. Your business must enliven you. It must be something that you feel the urge to do better in. It must also be something that you knowledgeable about, have the sufficient skills to carry it out, and execute it with relative ease. Nobody would want to start a business where they have absolutely no clue about. So look at yourself and ask yourself – ‘What do I really like and what can I see myself doing it in many years to come’.

Here are a few things to ask yourself before you begin your business endeavour:

What do I like to do most?
Can I find a niche that I can make into my business?
Is the idea marketable?
Is it profitable or even lucrative to start with?
How many people out there are doing the exact same thing?
How much time can I devote to my business?

Once you find your answers, do you jump straight into the fray and open business? NO. You must stop, take a breather, and develop a skeleton guideline of your business first!

Organise Your Ideas

So after you unearth what you desire to do most for business and you also know very well that you can make a profit from it - defining your mission, objection or vision should be the very first on your list. This will be the main guideline for your business; now and in the future. Here are some questions that you should shed some light on before you embark on your business journey:

Who would your customer be?
What products or services do you sell?
How do you plan to grow your business?
What is your unique selling point?
What are my own personal strengths or weaknesses?
Who will be involved? Who are the people I would be working with?
How much do I understand about the industry that I am delving into?
How would I handle the structure of operations?
What are my budgeting schemes?
What is my projected plan of a particular duration of time?

Name Your Business

After finding out your business niche, it is time to find yourself a name for your business. You would like this name to stand out, as well as be easily remembered. Fancy names may sound too ‘try hard’, whereas generic names would just bundle you with everyone else. Choosing a name for a business is a tough process and you may run into a lot of dilemmas in choosing the right options.

A few methods in shooing a name would be:
What would your business’s name mean to the rest of the world?
It is used by someone else already if not too similar?
Can the name provide you more options to grow other products or businesses around it in the future?

PUTTING IDEAS TO REALITY

So now you have made up your mind. You have decided to pursue your dream of owning your own business; but how should you start? Everyone knows that if you dive straight into the pool, you may just drown from all the water. As we have mentioned before, we must first think about our ideas; what could our business be? How would it be profitable? How can I gain mileage for my ideas to grow? The next major thing to be concerned about is your APPROACH. Advance too hastily; you may just end up wasting all your resources on unnecessary things which hold no benefits for your business at all. Worst thing would be to make the wrong plans based on the wrong ideas, effectively making you walk down the wrong path

Business Plan

Drafting a business plan is how you will assess your business’ viability. You would be encouraged to have a written plan of how you would like to develop your business strategies as well as your financial plans when seeking for investors. Your business plan should include elements that will be employed to advertise, market, and promote the products or services offered by your company. In addition to marketing plans, by setting objectives and targets, you will also be able to determine the accomplishments or milestones of your business. We won’t go into the specifics of drafting out a full business plan as it will be covered in another article on page **

Marketing: The Customers

Defining who are your ideal customers or most lucrative target markets is the first thing to do for any solid business plan. Only by identifying who your target markets are you will be able to develop tactics and strategise how to better market your business to them. So who are your target markets? This is not just the simple ‘my business is open for everyone’ notion. It is also not as simple as positioning your target market as ’20 to 30 year old females’. It is still too general or vast. Consumers of today are more informed and picky as they are able to obtain information at far greater volumes and speeds than that of 20 years ago; making consumers much more saturated and individualistic than before.

We must understand who these people are from a psychological, geographical and demographical point of view. Who will be the ones that would most likely buy from our businesses? Would they be similar to you in terms of personality, location, or social attributes? The process of market segmentation is far more complex than that which is a whole article in itself, which will not be covered here.

In any case, you can use this small guide as a reference to further understand your possible target market as the way different consumers conduct their purchase decisions vary much from each other. You cannot expect to meet everyone’s expectations so you must choose your target market wisely.

You can segment your consumers by identifying these key factors:

Needs & Wants - What needs and wants do your prospective customers have? This allows you to gauge how your business can meet those needs. Those unmet needs can be addressed and you will gain a whole new competitive advantage over your competitors. An example: Consumers in need to print items fast but your premises is located in a very busy part of town. So what do you do? You promote that they are able to send their artworks via digital format through the Internet, instead of physically sending it to you. With this you solve a problem and fulfil expectations.

Problems – This can also refer to the previous example given. Consumers will always buy something to solve a problem of something else. They buy a new shower head when their old one breaks. They buy another mobile phone line because they are getting too many calls on one. So by tailoring your business to help solve people’s problems, you will have a very strong proposition to offer them.

Perception & Awareness – Do you know why some businesses just cannot breach certain market segments? Or why certain people just won’t buy from certain types of businesses? It is the perception of value that they have of the business as well as the awareness of what the whole business is actually about. You must identify which group has what kind of perceptions towards your business, whether it is positive or negative; you will be able to garner a wealth of knowledge on how to improve your business’ marketing and advertising efforts to better appeal towards a particular group of consumers.

Marketing: Positioning

Marketing is the practice of locating and communicating your business to your target markets about your products and services. You can solidify your place n the market by finding out which niche you can fill. Businesses must find their niches in a specific industry and focus on it, which is factored by the business’ unique selling point (USP) and mode of operations. Entrepreneurs must understand that business does not work anymore on the basis of ‘I open my business, and the people will come’.

Determining your business’ best position in the market will further resolve which group of consumers can meet your expectations of business achievement. So based on your business’ USP, how would you like to market your business? What benefits are you offering and what good will it do for the people who purchase it? When conducting a marketing exercise, there are various tools, leveraging techniques and strategies that can increase the chances of success. Take your time to test our which tools or techniques work best for your business. There is no such thing as a ‘one-size-fits-all’ method in marketing as all businesses are affected by different factors and elements.

Financing Options

For financing options, most of us would engage a few methods. May it be from the closest group, which is our families, or possibly collaboration with friends, or the method that most people would want to avoid but is unfortunately the most viable for new start-ups - bank or other finance institute loans; there is no actual ‘bad’ or ‘good’ option. It all relies on the availability and situation that we might be in at the current moment. Be resourceful about it. Talk to the people concerned. Get as much advice as possible.

In most cases, loans or investments from family or friends means that they would want a segment of your business or some form of management over it (you can’t blame them, it is their money after all). Obtaining a bank loan will be factored by your financial track record, business viability and plans. In our country, there are many types of loans available from private financiers, banks, or even government bodies specially tailored for entrepreneurs. Undertaking a loan from any of these entities will tie you to the financier for a stipulated amount of time, and you will have to be committed to the extra expenses on top of your business costs to repay the loan. TIP: Learn From Your Competitors

Pay close attention to your competition. This includes the competitors who are similar in size to your company as well as those who have been in the industry for years. Your competition can be a great source of information for you to better adjust your business accordingly to be ahead of the game. Things that you can pay attention to would be the way they run their operations, their approach towards their consumers, and also how they conduct their promotional exercises. You can use these simple questions to analyse your competitors:

LEGAL ISSUES

Before you can run your business, you would have to consider the legal aspects of it. There is several business entities that you can undertake depending on the number of investors or partners involved in the business. This includes a Sole Proprietorship for entrepreneurs planning to run the business by themselves, or structures like a Corporation or Partnership if there is more than one partner in the company. Here is a brief rundown on what the three entities are:

Sole Proprietorship - Most businesses start up as sole proprietorships, as this is the easiest form of a business entity to start off with. A sole proprietorship gives you all the necessary licenses to run your business and conduct your billings under a company bank account. This also means that you have total control over your business compared to those of corporations or partnerships. With this business set up, your income from your business will be viewed as a form of personal income, which is taxable. You must also remember that by registering your business as a sole proprietorship, you will be accounted for all losses or profits from the business. If in the event of any losses, your own personal assets will be at stake as you will not be able to declare it as a business loss. Do not worry, as your business progresses you will still be able to change the business to other forms of business entities.

Corporations - A corporation business entity with absolutely no attachments to the people who own it. This means that it has its own structure and if it encounters losses, the individuals are isolated away from the repercussions. Individuals in a corporation are called stockholders where their initial investments would be taken into the structure as stocks. You may (depending on agreements) only lose their stocks when the corporation fails as your personal assets and bank accounts are separate from the business. A corporation has

Partnership - A partnership business entity is formed in the event that two or more individuals choose to carry out the business as partners. The arrangement will properly define the amount of contributions (whether monetary, operations or other tangible materials) that each partner has in the business. This will also determine how much share each partner has of the business. It is not always a 50-50 split. It can be a 40-60, or even a 20-80 percentage split of the business, where the partners are accountable for losses or profits based on the agreed share amount. In a sense of it all, in this form of a business entity, partners are more exposed to personal liability than compared to a corporation.

GETTING THE FEEL

In sense of it all, try not to spend so much time thinking about what to do and planning what to do. Receiving a sense of what and where you are in point of fact going and doing; however nothing beats learning and actually feeling what you should be doing by ACTUALLY doing it. Putting words to actions is the fastest way for you to make your idea into a reality. Planning is always encouraged but not experiencing the business itself is a complete mistake in itself.

By getting the gist of what you may be doing in the future by actually running the initial plans, your original plans will definitely change as you conduct your business. Things that you will eventually run into when you first start to really run your business would be your finance issues. You will start to understand and gauge how much money will actually be required to fully run your business. Costs that were first unheard of will be uncovered, things that you would eventually need are realised. If you do not run into issues like this then you must be doing something very wrong.

MICHAEL OWEN has agreed terms to join Manchester United.

The out-of-contract striker will take a 50 per cent pay cut for a shock last chance to rescue his injury-plagued career.

United boss Alex Ferguson contacted Owen, 29, on Tuesday and offered him £50,000 a week to join the champions - plus huge bonuses depending on appearances and goals.

But Owen must pass a stringent medical, which could take place as early as today, before United put pen to paper.

A source close to Owen confirmed: "It's incredible that one day Michael was contemplating a move to Hull and now Manchester United have come in.

"This is just the boost he needed and now he is hoping that everything can be agreed."

Fergie's shock move comes after United missed out on Lyon striker Karim Benzema, sold Cristiano Ronaldo for £80million and lost Carlos Tevez.

Owen, axed by England boss Fabio Capello, started his career at United's hated rivals Liverpool.

He became a free agent two days ago after his contract ran out at Newcastle.

But not in his wildest dreams could he have imagined Fergie would come in.

Below is the comment by the ss2 champion that enter newspaper few days ago. My own opinions. I think he is very lame to make his own problem become well known in public. He got a youtube video also. But quite boring and lame.

Basically , he told the world how bad and how wrong is himself, but at the same time he told the world, his soon to be ex wife is nothing better compare to him.

He kneels in the public, and his fren get the reporter to report bout it. I think he just wan to be famous and not really sincere. Ok, i'll help him to be famous for the wrong reason. i bet, he wont get another gf after this. Such an asshole.

1）我们是在在双方吵得很激烈的情况之下发生肢体上的冲突，而不是我单方面的殴打。

6）自从她与八年前的旧男友复合后，对我的态度完全360度改变，常常夜归，不再对孩子温柔，有耐心，而且常动不动就大声轰我，还时常把离婚两个字挂在口边。又整整一个月不让我碰她，几乎用尽一切方法去令我讨厌她，憎恨她。

7）我把这件事抖出来是因为我不想所有人都误以为我是这段婚姻的破坏者，其实她也应该付上一点责任。

Recently really no time, no heart , no mood, sien and lazy to write sumthing here.

Been concentrating my mind to earn my 1st pot of gold thru real estate. Alot of requests and demands from clients that make me feel stress and at the same time motivated becoz many things that can lead to more income.

But time keep passing, money still not yet flow in, more and more challenges i need to face. My face are getting greener ,lips are getting whiter, pants are getting looser and eyes are getting smaller.

God knows wat happen to me??

Gutterpost DID NOT SNEAK INTO HER BEDROOM AND TAKE HER PICTURES, she allow some asshole into her bedroom and her screwed her over. He had her permission to be there so those who say this is a privacy issue are dimwits.
Go after the right people, leave the Gutterpost alone. Many people had the pictures before it was sent to the Gutterpost. Many many people in Malaysia had the intimate pictures of Elizabeth Wong before they sent it in to the Gutterpost, the blog was only among the first to post it because the blog is not based in Malaysia.

Seem like Blogger/Google has blocked people from entering thegutterpost.blogspot.com site, if you try to visit the site you see a message stating "This blog is in violation of Blogger's Terms of Service and is open to authors only."
Elizabeth Wong seems to have friends at Google. Just a day or two after the photos taken by her boyfriend and sent to several newspapers in Malaysia was leaked by someone and then posted on the blog. The blog was rank the top 35 website visited by Malaysian by Alexa.com so it is no surprise they would want to censored it.
Why would Google restrict a blog for posting pictures of a politician posing with her legs open for her boyfriend? The pictures were taken by her boyfriend and allegedly send to newspapers by him. And then it was leaked onto the Internet and MMS by somebody. The blog is not based in Malaysia, the authors are not in Malaysia, No one in Malaysia is forced to visit it, so Google should not give to pressure from the political elite in Malaysia. I know what this is about. It is about MONEY. The politician in Malaysia can probably hurt Google's money, hey I have no problem with that. But it would be nice it Google just say it, send me an email stating that I am hurting there money. Google is fully in there right to do anything with Blogger, just be honest about it. Tell me to fuck off because I am hurting your money in Malaysia.

Below is a post i copied from somewhere. She got the exact problem i'm facing. So make it simple. Read her problem and u know my problem.

I have been using maxis post-paid line for more than 3 years. At first, I'd said the service, coverage and line is superb. Until recently.

Maxis launched this "Family Plan", and my boyfriend and I (which is the primary and sub-line) switched to this plan (in this Feb), as it gives us free call and free sms (up to certain limit) between the primary and sub-line.

So, the story began then! I can't call my boyfriend, and he can't call me either! When I dial his number, I'll wait to wait very long time, and I'll hear this "the number that you've dialed is incomplete..." it irritates me as I have to wait and listen to machine answer! And can anyone imagine this, "INCOMPLETE"! The number is saved in my phone for a long time and I've been dialing it for years, and only after I switched to the stupid plan, I was told the number I've dial is incomplete! Same thing happens if I hang up and dial again. But if I dial other number which is not free, then it can get through! Loud and clear! Out of 10 times I call my boyfriend, I'd say I'll only get through at most 5 times! And out of the 5 times, at most 2 times the line is clear.

We're both using Nokia, and my phone is less than a year and his phone is about 2 yr old, and during those calls, we're not at some ulu places, or basement carpark. And I really start thinking, IS IT BECAUSE THAT, CALLS BETWEEN PRIMARY LINE AND SUB-LINE IS FREE, AND THAT'S WHY I CAN'T GET THROUGH?

See, I have also really a lot of sms from Maxis telling me their this promotion and that promotion and whatsoever! Please Maxis, stop sending those sms to us, advertised in the newspaper is enough! It's wiser to spend those money to hire more engineer to maintain the service! With the "incomplete number" I have to listen everyday, I'm not interested in those stupid promotions, I started to develop a thinking that Maxis's promotions is to cheat customers!

i agreed with 80% of above system. but not the 1st one.

Close 3 cases, either 2 sales ,1 rental or 1 sale, 2 rental .

I told him i do not think this system is fair. I think it shuld based on value and not cases.

so how if the cases is quite big. For example the case is 1 million. the commission will be alot and 10% different is also alot. lets say commission 2 % is 20k. 20 k's 50% is 10k. 60% is 12 k. 2k different leh. one month salary for normal job. If 3 cases also big, but remain 50%. Wahh like that he ma freaking happy.........
he asked me dun care bout the money. just small value. just small percentage.
so why he care bout it so much, 10% only. Company still got 40%.
tell me money is not important, get more experience 1st. Hei u r the one getting more if i get less, of coz u say like that.
Other agency is offering me 70%, i reluctant to join becoz i appreciate him. he din know that. he think i dun appreaciate him. k nvm...
i got a big case, i ask for 60% commission.
and i ask him to promote me to 60% for the next cases and i start from zero i din ask for the big case to include in the target.( 12k to 70%).
i asked him whether is fair enuff, he said no.
Then he keep complaining, how much he did, how much attention he gave me, listing that he gave me( areas that he dowan to do he passed to others), training that he gave, but all the things he complained is not relevant, because some of the agency will also teach and train and give listing to the agents. I knew it because i went interviewed in another agency before, besides that the other branches offering me something similar too.
Other branch asked me to join them becoz they got not enuff negotiator, offered me 70%. I din prepare to join because i wan to at least repay him because he did trained me for while.
Besides that, my fren in another branch, said she got 80% commission becoz she know the boss. She don have any experience also. But i told her i'm ok as long as it will reach 80% later.
so i just keep quiet let him say everything he wan. From now on. If he really still not happy with me.
I can leave anytime. I'm sure this will be his lost and not mine.
To teach me to earn money for him is his gain, but he treat it as he dun earn anything only i'm earning.
At last he agreed to give me 60% , with alot of sad tone, unhappy voices, complains and show disappointments in me.
If he train sumone and cant help him earn much money or dun close cases, he disappointed then okla.I help him earn money , close big case he pulak not happy and complain. KNNCCB

The SIFU(master) that prepared this pancake. Started it since he was young. All his life ,everyday, he prepared the ingredient, cook it, sell it. All by himself. He is still quite young(Mid thirties). But he already had more than 18 years experienced.

1stly put sugar for 1st layer of topping.

Secondly, peanuts all over the pancake after 2 minutes. He never give less peanuts even though the price for peanuts are so expensive. That's quality.

The ready made pancake. Not yet cut into pieces. This is the chinese pizza?? pancake or watever ppl call it to be. Malay call it apam balik. Chinese call it "jian long bao" and " dai gao min" .

You need to rename/remove the CTF temp files in C:\Documents and Settings\All Users\Application Data\Avg8\update\download…. Dont delete all the .bin files in there unless you want to re-run all updates since your original installation (reinstallation seems to cause a problem in IEs Link Scanner which causes IE to Crash). Only rename/remove the avginfo files that end with .ctf.

There were two .CTF files (avginfoavi.ctf and avginfowin.ctf) in that folder, and deleting them fixed the problem indeed.

Note: The Application Data folder is hidden by default. You need to enable Windows Explorer to show hidden files in order to view the Application Data folder. Alternately, type the above folder path in the Start, Run dialog and press {ENTER} to launch the folder.

I like the exterior very much. Honda always do a very good job for car design. Toyota need to learn this better.

i-DSI no longer available for this generation. Only i-Vtec.N ewly-developed four-cylinder 1.5l i-VTEC engine which pushes out 120bhp at 6,000rpm and 145Nm of torque at 4,800rpm

The interior design are not bad(but i do not rate it highly) besides that i've already received complaints regarding the quality of the interior material. But with the extra ordinary exterior design, i'm sure lots of buyer will still crazy for it.

YB: What corruption are you talking about? There is no corruption in Umno.
MT: But the mainstream media has been reporting the many complaints of money politics.
YB: That is money politics, not corruption.

YB: Of course there is. Corruption is when you pay to get something. Money politics is not corruption.
MT: What would you call money politics then?

MT: Okay, whatever. Now, on the matter of race relations, don’t you think that Malaysia is very dangerously being pushed to the brink of racial problems?

MT: Umno.
YB: Umno is a responsible party. We do not play the race card. It is the opposition that is doing this.
MT: In what way is the opposition doing this?
YB: They are asking for the government to abolish Ketuanan Melayu and the NEP. This makes the Malays angry and may cause the Malays to mengamuk. The opposition should stop all this nonsense before the peace and harmony of this country is compromised.
MT: But is it not time we treat all Malaysians equal and no longer treat one race as having more privileges than others?
YB: Aiyah, how can! That is the kind of talk that makes the Malays angry. It is dangerous to suggest such things. We must maintain the harmony between the many races and not say things like that.
MT: But what gives one race the right to have more privileges than others?
YB: That was the agreement when we gained Merdeka in 1957. How can we go back on what was agreed?
MT: What agreement?
YB: The Social Contract that was agreed by the Malays, Chinese and Indians.
MT: Many say that the Social Contract does not exist. Have you ever seen it? Can Malaysians see a copy?
YB: It was not a written contract. It was a verbal contract.
MT: When was it made and under want circumstances was it made?
YB: It was agreed upon when Umno, MCA and MIC jointly negotiated for Merdeka from the British.
MT: And what were the terms of the contract?
YB: That Malay would be the National Language and Islam the official religion plus the Malays would be accorded special rights and privileges such as certain quotas in the civil service and in educational institutions.
MT: But has this not since been amended many times in breach of the original Social Contract?
YB: No! In what way has it changed? Everything still remains the same.
MT: The government imposes new rules such as companies must be 100% Bumiputera before they can get import permits or APs and 30% of houses built must be sold to Bumiputeras according to the land area and so on. This was not part of the so-called Social Contract agreed by Umno, MCA and MIC before Merdeka. They are new rules made up as we went along.
YB: True. But the non-Malays accepted them.
MT: How do you know they accepted them?
YB: Because they continued to vote for the government. If they did not agree then they would not have voted for the government.
MT: But they did not vote for the government. 49% of the Malays and more than 80% of the Chinese and Indians did not vote for the government in the last general election. This means they do not agree with the government policies.
YB: But we still won more than 60% of the Parliament seats.
MT: That is only because of Gerrymandering. Malay majority seats like Putrajaya, where the voters are 98% Malay, have only 5,000 voters while seats that are 80% or more non-Malay have 120,000 voters or more. That is why the government still won and not because the majority voted for it.
YB: That is beside the point. We still can’t deny the fact that we won 140 seats and the opposition won only 82 seats.
MT: Yes, but if the votes were evenly divided between constituencies with a variation of plus-minus 20% the government would have fallen by now. It is only through Gerrymandering that the government managed to hold on to power.
YB: That is your opinion. It does not mean it is true.
MT: Thank you, YB, for the interview. I am sure you have helped enlighten Malaysians with your view of things.
YB: Thank you. I hope I have managed to rebut the opposition lies and propaganda and I look forward to similar sessions in future where the government can be given an opportunity to set the record straight.

Malaysia Today: YB, thank you for agreeing to an interview with Malaysia Today’s No Holds Barred column.
Yang Berhormat: Thank you for inviting me. It is very seldom that the alternative media would interview a member of the Cabinet so that we can set the record straight and correct the lies and wrong perception about the government, which are spread by the alternative media. Normally, the alternative media just reports rumours without obtaining the government’s side of the story. I congratulate the alternative media for becoming more mature in giving the government space to inform the public of the truth.
But before we start, I would like to offer my condolence to the Indian government on the recent tragedy in Mumbai. I thank God that Malaysia does not suffer such acts of terrorism, primarily because we have the Internal Security Act, which allows us to detain terrorist before they can cause any harm to society. This shows that the Internal Security Act has been very successful in maintaining law and order and in safeguarding the security of this country.
MT: Since you have brought up the matter of the ISA, YB, can we start by talking about that?
YB: Sure.
MT: The people criticise the ISA and…….
YB: Which people? The alternative media always talks about ‘the people’. But which people are you talking about?
MT: Well, I suppose the civil society movements and human rights movements.
YB: These people are in the minority. The majority of the people voted for the government. So this means the majority support the ISA. If not they would not have voted for the government. It is the majority that counts, not the minority. We can’t make laws or abolish laws just for the sake of the minority. We must do what the majority wants. The ISA is to prevent terrorism. If, in 2001, the US also had the ISA, their Twin Towers would still be standing. Malaysia’s Twin Towers is still standing because of the ISA.
MT: But the ISA is not used against terrorists. The government has always said that Malaysia does not have any terrorists. The ISA is used to deny the people freedom of speech.
YB: There is still freedom of speech in Malaysia. Who says that there is no freedom of speech?
MT: It is not freedom of speech which does not exist in Malaysia. It is freedom after speech.
YB: That is different. Then you can’t say that there is no freedom of speech in Malaysia. There is freedom of speech. Of course, if you say the wrong things, then you run the risk of being detained under the ISA. Berani cakap, berani tanggunglah!
MT: Okay, then what would you regard as ‘saying the wrong things’?
YB: Well, like inciting the people to hate the government or saying something that may start racial problems.
MT: But we already have so many other laws like the Sedition Act, Criminal Defamation, PPPA, and so on, to charge those who may have broken the law. Why the need to detain them under the ISA? Just charge them in court.
YB: That would not be so easy. We will need evidence to charge them in court. Without evidence how to charge them?
MT: But how do you know all those people who the government has detained under the ISA have committed a crime? Is it not possible they are all innocent?
YB: No, we have evidence. That is why we detained them.
MT: But if you have evidence then why not use this evidence to charge them?
YB: I already said there is not enough evidence to charge them.
MT: But there is enough evidence to detain them?
YB: Yes. The evidence is enough to detain them, only not enough to charge them.
MT: But when you sign the Detention Order you must first see all the evidence. Is this not so?
YB: That is true. Only when I am satisfied there is enough evidence will I sign the Detention Order.
MT: But you still feel that the evidence, though sufficient to detain them, is not sufficient enough to charge them.
YB: That is correct. But the detainee still has a chance to appear before the Advisory Board within three months to argue his case. If the Advisory Board is of the opinion that the detainee is innocent then he will be released. So we are quite fair.
MT: Have many people been released through the recommendations of the Advisory Board so far?
YB: Well, not many…..maybe none so far. But this only means we were not wrong in detaining them. If not, surely the Advisory Board would have recommended their release.
MT: But there have been reports that, from time to time, the Advisory Board has recommended the release of some detainees. However, the Home Minister has always overruled their recommendations.
YB: Yes, that is true. This is because the Advisory Board was mistaken and we did not agree with their recommendations. So we overruled them.
MT: This would mean the Advisory Board is a lame duck and has no power. It is the Home Minister who has the final say. Would this not be so?
YB: That is not true. The Advisory Board does have power.
MT: Power to do what?
YB: Power to recommend the release of the detainee.
MT: But the Minister does not follow their recommendation and overrules them. The Minister has the final say.
YB: But this does not mean the Advisory Board does not have power.

When i was in Scotland. I visited Dewar's liquor factory. This is the the first time i visit a Liquor factory.

But the truth is, subsidy taken off,nvm. We should still buy petrol price at RM1.44/litre. Government earn extra 56 cents, when they already save 30 cents for the subsidy.

Yesterday i went Steven's in Pyramid for the 2nd time. The place is so quiet(no customers) and so unlike steven's.I was not happy with the food 1st time i went. But i remembered their standard was quite good during their MAMAK ERA. So i gave it another try ytd to confirm the quality of the food.Since they now enter the high class mamak era, so they standardise their quality(does not mean good,is just taste the same in all the branches), So if their standard in one outlet is bad, u know all outlets will be the same.

When talk about food. I'm a choosy guy,so you must have confident with my taste bud.

So come back to Yesterday. I ordered a Nasi Goreng Ayam.

From this picture you can clearly see .Below i describe to u one by one:

The fried rice sucks.(Because it is those pre-cooked fried rice,that taste yucky,microwaved and not worth the price)
Cost RM7.88++ taxes(Not very expensive but just not worth the price) for this lousy Nasi goreng ayam from STG.
Most dulan of all, The ~~fcuking~~ Chicken thigh that is so bloody small and with big bones inside.From picture u can see the chicken is so small and miserable. Nvm, small nvm, does not taste good also. I knew this type of chicken is those frozen chicken that is not fresh,pre cooked and left in kitchen for sometime . Tasted bad and BUUU BOOO BOOUOUOU....LOUSY food they served compare to mamak Steven's corner.
Another over priced item. The Teh ais(Milk tea)(Nai cha) and etc, cost RM3.88++.Even when we drink teh ais from old town(3.20),old taste(2.80),kim gary(2.80) and etc. No one charge RM3.88 so much.STG tot they are milk tea PRO or wat?? Confirm overpriced.
They shuld sell milk tea at 2.88, that ~~fucking~~ fried rice for RM3.88(becoz really taste sucky).
This Stupid tea Corner, got another few stupid LCD tv around the cafe for decoration. They do not on it for so long. When i questioned them, they said Astro got problem. I said " Last week , i came also dun have, this week also dun have."The worker said" they got this problem for 3 weeks. " I dun think AStro got problem. But actually STG got problem, they got no money to pay AsSTHROW, because the business is so bad,they try to cut cost, that is the main reason the Astro got "problem".

Cancer-causing antibiotic found in popular luncheon pork
SINGAPORE- The agent of a popular mainland canned pork product has initiated a recall and suspended sales after tests showed a sample contained a cancer-causing antibiotic.
The Centre for Food Safety yesterday revealed this after laboratory tests showed a sample of Shanghai Ma Ling B2 340g pork luncheon meat (less sodium) was found to have traces of nitrofurans.
The batch number is B2 5 for the product, which carries a best-before date of December 26, 2009 . According to the sole agent, the canned pork was imported on only two occasions - last December and January this year. The scare spread when Singapore 's Agri -Food and Veterinary Authority detected carcinogenic traces in a consignment of canned pork from Ma Ling and Gulong food processing factories.
These brands have been banned from entering Singapore since August 2007 for containing nitrofurans( an antibiotic for pigs)

Ants Problem:

Keep the skin of cucumbers near the place or ant hole.

Boil water first before freezing.

The difference between the Millennium and year 2000

Short explanation

The 3rd Millennium starts January 1st, year 2001 NOT year 2000 as many people believe, when using the Gregorian calendar.
Year 2000 starts January 1st, year 2000.

Longer explanation

The reason why the 3rd Millennium / 21st Century starts in 2001 is because there was no year 0 (or AD 0, 0 BC). The year before 1 A.D. is defined as year 1 B.C., so year 0 was skipped. (See below. Therefore, January 1st, year 1 is defined to be the start of the 1st century and the 1st Millennium.

Because one Millennium is 1000 years, the first Millennium ends with year 1000. The next (2nd) Millennium starts 1000 years after the first, that is in year 1+1000 = 1001. And the 3rd one starts 1000 years later than the 2nd: 1001+1000 = 2001. The same procedure could be followed for centuries. See the tables below for more information.

What should we celebrate?

It's no problem celebrating both of them, although probably most people will think year 2000 is the biggest of them.
When going to year 2000, we celebrate that it's a special round number, and in year 2001 we can celebrate a new century, a new Millennium, and that it's passed 2000 years since year 1 started.

Why was there no year 0?

When the present system we use to count years was invented by a scholar called Dionysius Exiguus in the 6th century (and later established around Europe) they used Roman numerals which did not have zero. Therefore 1 BC is the year before AD 1, with no intervening year 0. (Sequence ... 3 BC, 2 BC, 1 BC, AD 1, AD 2, AD 3 ...).

Exceptions - other calendars

There are many other calendars in use than the Gregorian Calendar, e.g. Jewish, Moslem, Buddhist, that started the numbering of years at a different time (initial epoch) than the Julian/Gregorian calendar, and therefore do not celebrate the 3rd Millennium at the same time.

Just watched this show, An Inconvenient Truth. I felt that I should at least blog it out to create more awareness and get more ppl to involve in this PROJECT EARTH.
